DTCP vs HMDA: what the approval on your plot really means

Two acronyms decide whether your plot gets a bank loan, a building permit and a fair resale price. Here is the plain-language version.

Every open plot sold around Hyderabad carries one of two approvals.

HMDA (Hyderabad Metropolitan Development Authority) governs layouts inside the metropolitan region — roughly 7,200 sq.km around the city. DTCP (Directorate of Town & Country Planning) approves layouts outside that boundary across Telangana.

Both are legitimate. What matters is that the layout permission number (LP No.) is real, the plot you buy is part of the approved plan, and the open spaces shown are handed over to the local body.

Before you pay a token, ask for the LP copy, the approved layout drawing and the link document chain for at least 30 years.
